Water first, always
In Colorado, a house is only as legal as its water. Confirm the well permit class before you spend a dollar on architecture — it is the one constraint no design can engineer around.
Let the septic pick the house site
Soils and setbacks are inflexible; floor plans are not. On steep mountain ground the leach field, not the view, usually decides where the foundation goes.
Buy the access before the acreage
Road building is the single largest unbudgeted line item on mountain land — commonly $70–90 per linear foot of new cut. Existing engineered access is worth more than any finish package.
Design to snow, then to wind
At 65 psf or more, roof geometry, drift accumulation, and where snow sheds onto entries and driveways all become structural decisions, not aesthetic ones.
Detail for wildfire from the first sketch
Class A roofing, ignition-resistant siding, ember-resistant vents, enclosed eaves, and defensible space are cheap on paper and expensive as a retrofit — and they move insurance from unavailable to obtainable.
Solve power and comms with the site plan
Off-grid means the array's solar window, battery room, generator setback, and Starlink sky view are site decisions made alongside the driveway, not afterthoughts.
Build for winter access and staging
Frozen ground, mud season, and a short pour window compress the schedule. Sequence excavation and concrete to the season, not to the contract date.
